The four core documents
- Registered sale deed, executed at the Sub-Registrar, in your name. The primary proof of ownership.
- Survey number(s), your parcel’s identity in the revenue records.
- Encumbrance certificate (EC), shows the plot free of registered claims for a period.
- Plot map, the exact boundaries of your plot within the project.
How to verify each one
The point of these documents is that you don’t have to trust anyone, you can check. Confirm the deed’s registration at the Sub-Registrar where it was executed. Cross-check survey numbers against official AP land-records portals. Obtain your own EC through official registration services. Match the seller entity against MCA records.
The management agreement is separate
Your plantation and maintenance agreement sits on top of ownership, it governs how the land is managed, not whether you own it. Read its scope, term, reporting and buyback clauses carefully, ideally with independent legal advice.
If verification is refused
