Illiquidity, the defining constraint
A plantation plot cannot be sold in a day. Until harvest (12+ years), your capital is locked into land and trees. Resale before maturity depends on finding a buyer for a part-grown plantation. Invest only money you can genuinely leave untouched.
Biological risk
Trees die. Survival rates depend on soil, water, pests, disease and management quality. Managed plantations mitigate this with drip irrigation, maintenance and replanting, mitigation is not elimination.
Market risk
The price of red sandalwood at your harvest, a decade away, is unknowable today. Historic auction prices are not a promise of future prices.
Regulatory risk
Harvest, transit and export permissions follow the rules in force at harvest time. Frameworks have generally moved toward supporting cultivated timber, but they can change in either direction over long horizons.
Counterparty risk
You are relying on the operator to manage the plantation for years. Verify us: demand the venture register, registered sale deeds, survival reports and audited financials in our Verify Before You Invest checklist, and check land records at official portals.
What is NOT guaranteed
Returns. Every figure on this site is an illustrative projection, not an assurance. Anyone promising guaranteed high returns from plantations should be treated as a red flag, including us, if we ever did. We deliberately do not.
